A valuation is what a property is actually worth in terms of money, which takes into account things like location, market conditions, comparable sales, and yeah the condition too but it's more about the financial side. You might get a survey done if you're buying land or worried about boundary issues, while a valuation is what banks usually require before they'll give you a mortgage. They're pretty different jobs honestly, though sometimes the valuer will reference survey info.
