I have a friend who got into one of those a couple of years ago, and what surprised her most was that even though factory manufacturing is fast and controlled, the foundation and connections (water, electricity, sewage) on-site took almost as long as traditional construction would have. Modular homes save time mainly in the structure and interior finishes, but if the terrain is difficult or the utilities aren't ready, that eats up a good chunk of the schedule savings.

Modular houses aren't actually as different from traditional construction as some people think. I've seen up close how these constructions work, and honestly, they're quite practical. Basically, modular homes are manufactured in factories in finished sections or modules (walls, floors, electrical and plumbing installations all included), and then they're transported to the site where they're assembled. Everything is prefabricated under controlled conditions, which significantly reduces errors and speeds up the process. In Spain there are increasingly more companies specializing in this, though it's still not as common as in other European countries.

The on-site process is relatively quick: first the foundation is prepared, then trucks arrive with the modules and they're placed with cranes, and after that the parts are connected (joints are sealed, water and electrical connections are closed). Depending on complexity, a basic modular home can be ready in weeks instead of months. The cost is usually competitive because you save on labor and materials, though it varies quite a bit depending on the finish level you want.

The main advantage is speed and precision, but it also has limitations: less flexibility for highly customized designs, possible municipal restrictions in some towns (some councils are still reluctant), and you need to ensure transport is properly handled. That said, construction quality is often better than traditional building because everything is made in a factory with quality controls. 🏗️
